It's been quite a year already and just as the flowers begin to emerge, we are also on the cusp of what is typically the busiest time of year in the real estate market, the proverbial “spring market”.
I’ve been closely monitoring trends in the D.C. area and while in the last several weeks inventory has remained in line with previous years, which means not enough homes on the market, the latest data is showing a gradual increase in inventory over past years in some parts of the metro area. Over the last week, we are seelng about 11% more homes on the market

throughout the DMV than last year-- but in DC for example, inventory was down 2%, while in Montgomery County inventory was up 12% and more so in Northern Virginia. A robust spring market should ensue!
While federal layoffs are a concern, people don’t immediately sell their homes after losing a job. Selling is a big decision, and we’re still in the early stages of seeing any real impact on the market. Kids are still in school, and the landscape is evolving, so don’t get caught up in clickbait headlines.
On the contrary, an increase in inventory would actually be a positive, giving buyers more options after years of limited choices.
While list prices are trending up, more sellers are adjusting to realistic pricing—a sign of a shifting market. If inventory keeps rising, cash buyers could see more opportunities, but this shift will take time.
