Dear friends,

The cherry blossoms are out, the days are getting longer, and I can't help but muster a newfound optimism for all that is good to emerge—don’t you think? I’ve always loved how spring brings a sense of hope, especially here in the DMV where the blooms feel like a fresh start. And in the real estate world, that feeling is showing up in a big way.

In the DC metro area, we’re seeing a real pickup in activity. New listings are up 20% compared to this time last year (a much bigger jump than the Mid-Atlantic average), and there are finally more options showing up for buyers.

We’re also seeing strong demand, especially for single-family homes below $2M. That price range is still seeing multiple offers, especially when homes are well-prepared and priced right.

Things are looking up for move up and first-time buyers, too. Mortgage rates have dipped just enough to open a few more doors, and with more listings and a little more room to negotiate, it’s starting to feel like there’s space to breathe again.

Even though the market is moving, it’s not racing like 2021—and honestly, that’s a good thing. It's creating more balance, which is exactly what so many people have been waiting for. And of course we are all watching with eagle eyes to see what broader impacts emerge from government actions, as it is still too soon to tell.

And while we’re at it—I'll sprinkle in a springtime reminder of a few easy things you can do to show your home a little love: 

• Clean out those gutters before the next downpour

• Power wash the porch, patio, or front walk—it’s oddly satisfying.

• Swap your HVAC filter (you know it needs it)

• Declutter a closet or two and donate what you don’t need.

• Plant something—anything. A fresh pot of herbs counts
